I’ve owned a IOO-unit hotel with commercial store fronts. I still own many single family houses and duplexes. I’ve converted old motels to monthly apartments and along the way I’ve made some big ticket sales and carried back many installment notes. Making your own improvements, you can force the value up. Upgrading automatically increases a property’s value. You don’t need to wait for appreciation, some times just painting, together with a change of tenants, will get you higher cash flow almost immediately. With the increased income, you now have a more valuable property. Several of these deals can pump up your equity and allow you to build wealth quickly. I call this fast-track investing. This type of investing does not require perfection. There’s plenty of room for mistakes and they are easy to overcome as you learn. What’s important is that you learn to do better on each new transaction.
