		<description>Motivated sellers who inherit properties are not generally the same as motivated sellers who invested money - put their blood, sweat and tears in the deal - and then for whatever reason, can&#039;t make it work.  The motivation you&#039;re dealing with is &quot;soft motivation&quot;, I&#039;m guessing!  Nonetheless, if the estate is settled and they really do wish to sell bad enough - you must find out if they&#039;re willing to carry most of the financing, or some. 

If there&#039;s a single owner, it&#039;s always best to sit down with him or her and try to find out what they will take!  With low rents, you may have an opportunity to purchase at a reasonable price, based on comparable prices in your area.

If they will carry financing, I would much prefer to give them their asking price - within reason of course, in exchange for them giving me good terms! 		<description>am currently looking at 6 homes/ 5 on same lot.  current owners( setteled estate) are don&#039;t wanters. 5 of 6 are online/w low rents (approx. $ 1,100 month). Im just not sure best way to approach for owner financing . I know this is probably not the right place for this ? &amp; if you don&#039;t offer any free advise on this I certianly won&#039;t think the worse of you Jay cause I love you anyway.
